Covenant violation site inspections take place on a monthly basis currently occurring on the Monday within the first week of the month in accordance with the Policy and Procedures for Covenant and Rule Enforcement as revised and adopted by the Operations Board of Directors on 12/14/19.
 
The site visits are conducted to review the privately-owned (builders or homeowners) residential properties to ensure compliance with the controlling documents that can be located in the Master DeclarationRules and Regulations, and Residential Improvement Guidelines and Site Restrictions as written. 

  • Most improvements to the exterior of the home or lot require an application and approval by the Design Review Committee before installation to avoid violations being issued.  The majority of the violations observed over the 2020 site inspections involve improvements being installed without application or approval.
  • The covenant violation site visit is conducted by an employee of Pinnacle Consulting Group Inc., contracted for all aspects of Districts and Operations Board management.
  • You will see a silver truck with an orange light on the roof and a blue flag attached to the driver or passenger door window. This truck is performing covenant site inspections only when a flag is present. You will see silver trucks with an orange light on the roof at other times.  The driver of these trucks may be in Brighton to complete a review of contractor operations, a review of the facilities, or to follow up on any number of various Operations Board matters not related to covenant enforcement.
