Weekly Schedule: All routine contracted services are on schedule noted above.

Snow Removal Scope – MAP

Snow Removal

Snow removal is divided into 2 types of services at Brighton Crossings.

Service #1:  Zero Tolerance Areas

  • Zero Tolerance Snow Removal.  *(Snow removal and Ice melt will be applied at any measurement of snowfall for these areas)
  • Zero Tolerance service occurs at all Brighton mailboxes, Venture Center entry area sidewalk, Fitness Center entry area sidewalk.

Service #2:  2” Threshold Snow Removal – Post Storm (Walkways, Courtyards, Duplex’s, and Parking Lots)

  • Snow removal will occur if there has been 2 or more inches of snow post storm. (Post Storm meaning once the snowfall has stopped)
  • We have 3 specific areas where we measure snowfall totals . (Venture Center, Fitness Center , and Royal Pine Park.) *These areas are measured post storm*
  • Once snow hits 2” at measured locations the snow removal team will perform service on walkways parking lots, courtyards, and duplex areas.

Project Updates

Operations and Maintenance Updates October :

  • Operations Plan
    • Narrowing down timeline for winterization
      • Will be done by the end of the month while giving new plantings maximum support before winter
    • Upcoming annual flowers removal
      • Based on freezes and turning off water, unlikely to get specific date
    • Native mowing finished this week
  • Deviations from the Ops Plan
    • None scheduled
  • Known Issues
    • Several incidents of broken sprinklers causing puddles of standing water. Currently all the known ones have been repaired
  • Summary of Recent Work Tickets
    • Broken sprinklers in parks that have been repaired
    • Incorrect size dog bags did not fit inside dog station and were thrown all over the park. They were cleaned up and replaced with the correct size
    • Leak from the water fountain at the small dog side of the dog park. Have alerted the contractor to repair
  • Site Observations from Monday
    • Pickleball net was repaired, a broom was added to the storage area for cleaning the courts
    • Drip irrigation in median dislodged, to be repaired this week
    • Several trash cans had not been replaced properly. This has been fixed and we will continue to monitor

High Wind Debris Clean Up: Due to the recent high winds throughout the Front Range, we are working with our contractors for clean up the debris in our public open space areas and fence lines.

Crews will be out picking up debris during routine service scheduled on Mondays throughout the Brighton Crossing Metropolitan District, during the winter months. We also want to take this opportunity to remind our residents to secure all outdoor furnishings thus helping us create less litter.

Enhancement Committee Update: The Brighton Crossings Operations Board approved the Enhancement Committee’s proposal to install 5 additional pet waste stations along neighborhood trails and sidewalks, and four picnic tables. As locations of these enhancements are solidified a map will be attached to this post.

Dog Park Gates & Drainage: The dog park gates have been replaced with a lighter gate to mitigate reoccurring latch and hinge issues causing difficult to open and close gates.

The Brighton Crossings developer, Brookfield Residential, has completed a redesign of the open space drainage around the Dog Park to resolve water pooling in and around the Crossings Bark Dog Park.

Operations & Maintenance FAQs

Living in Colorado means snow, ice, and freezing temperatures. Please follow these steps to ensure the safe passage of emergency vehicles, facilitate safe traffic flow, and keep yourself and your neighbors safe:
  • National Weather Service - Snowfall Website - Click Here - How much snow did we get? Our snow removal contractors use this website to trigger snow removal in the District.
  • Move vehicles from priority snow routes. Vehicles impeding snow removal operations are subject to ticketing and towing. The City of Brighton is responsible for snowplow operations on public streets. Please reference the City’s website to see the snow removal routes and priorities as established by the City of Brighton.  If you have questions about these routes, please contact the City of Brighton.
  • BCOB is only responsible for removal of common area sidewalks and alleyways. Crews will be out to remove snow after 2’’ or more of snow has fallen and accumulation has stopped. Please submit an online maintenance ticket, call, or email us with any alleyways, paved trails, or Fitness Center and The Venture Center snow removal questions.
  • All property owners have 24 hours to clear their sidewalks in front of their homes of snow and ice once a snow storm has ended, contact the City of Brighton Code Enforcement team if non-snow removal in front of homes occupied under construction.
  • Please assist the City’s snow removal efforts by shoveling snow from walks and driveways onto your property, instead of into the street.

  2. Thistle Park (Thistle Dr. and Royal Pine St.)

  4. Fountain Park or Gold Maple Park (Gold Maple St. and Tall Spruce St.)
  5. Crossings Park, sport court, large turf field near Fitness Center
  6. Crossings Bark Dog Park (north of Fitness Center)
  7. Quandary Park (Quandary Peak St. and Crestone Peak St.)

City of Brighton Owned and Maintained Parks:

Venture Park, abutting Venture Center & Waterpark property,  construction by Brookfield Residential anticipated to be finished in 2020 and will be a City-owned and maintained park.

“Water Tower Park” West of 45th St. near Brighton Crossings is owned and maintained by the City.

Submit a maintenance request ticket online, and we are happy to work with the responsible party to address maintenance matters. You may also view the maintenance maps and warranty notes below, and schedule above for more information.

The Master Plan Map will help you determine what Planning Area (PA) the trail, park, or public space is located in.

The Landscape Warranty and Acceptance Status maps below can help you determine what areas have been accepted by the Brighton Crossings Operations Board (BCOB), and therefore maintained in accordance with the schedule above. Areas not yet maintained by BCOB may be on a different maintenance schedule through the developer, Brookfield Residential.

Alley – Snow Removal & Maintenance Google Map. Note: Please hang tight as Brookfield Residential, the developer of Brighton Crossings, continues to work on detailed Ownership & Maintenance Maps for all areas within Brighton Crossings.

Courtyard & Spree Park Neighborhood Courtyard Maintenance This service and associated fee will cover the landscape maintenance of the courtyards, including but not limited to mowing, irrigation repair, water and snow removal of main sidewalks.  Please note this will not include snow removal of individual sidewalks or driveways.  Brighton Crossings landscape contractors will only maintain and care for plants installed and identified on the final landscape plans for each courtyard. Any additional plants installed by homeowners will not be maintained by BCOB. Additional plants installed by residents is a violation of the Residential Improvement  Guidelines and Site Restrictions.  Additional Fee information can be found here. Volley Park Neighborhood Maintenance Map (PA7/Filing 2) for on lot maintenance services provided by BCOB, and public areas currently being constructed and maintained by the developer can be found HERE. Duplex Maintenance Summary, Agreement, and Fee Information found HERE. The District only provides services to duplex lots that have an individual owner, no builder or developer owned lots are maintained by BCOB. On lot maintenance services are only provided to duplex lots, no lot that has a single-family home will receive snow removal or lawn care maintenance services in the Spree Park neighborhood. BCOB maintains multiple area of Native landscape that surround detention ponds and ditches. Most native areas are North of Cherry Blossom Drive along the drainage ditches, and detention pond area located East of Willow Street and just South of Baseline Road. There is additional native space by the 50th Street and Tanner Peak entrance, the detention pond is maintained by South Beebe Draw, and the native areas surrounding the detention pond are maintained by BCOB.

Native landscape management is provided by Environmental Designs Inc. Beauty bands are mowed along trails monthly. Complete mowing is performed 1 to 3 times annually depending on the condition of the grasses and weather.

Streets improvements including streetlights are owned by the City of Brighton. Streetlight outages, please contact United Power at 303-637-1350 or complete the online form, they will need to know the streetlight pole # that noted on every streetlight.

The YMCA of Denver (recreations management) and Pinnacle Consulting Group, Inc (BCOB management), are responsible for keeping The Venture Center staffed, maintained, and operational. The Fitness Center is not staffed. Please visit the Contact Us page or Amenities page for more information.
